Dexus’s Funds From Operations (FFO)
is in line with Property Council of
Australia’s definition and comprises
net profit/loss after tax attributable to
stapled security holders calculated in
accordance with Australian Accountin g
Standards and adjusted for: property
revaluations, impairments, deri vative and
foreign exchange (FX) mark-to-market
impacts, fair value movements of interest
bearing liabilities, amor tisation of tenant
incentives, gain/loss on sale of certain
assets, straight-line rent adjustments,
deferred tax expense/benefit, rental
guarantees, coupon income and
distribution income net of fundi ng costs.

properties under the Group’s operation al
control as defined under the Nationa l
Greenhouse and Energy Reporti ng System
(NGER Act). All resource performance
